Ashland University is transforming its student living experience with multiple dormitory renovations throughout campus. Simonson Construction renovated Clayton Hall in 2022 and renovated Amstutz Hall and Andrews Hall in 2026.

Amstutz Hall Dorm Renovation
An electrical fire prompted a complete Ashland University Dorm Renovation of Amstutz Hall. Floors 2-8 feature 133 units with private restrooms and showers, air conditioning in each dorm room, kitchenettes and snack stations, and open-concept study lounges. The 9-story curtain wall made a big impact on the space, bringing natural light into the building and enhancing the open-concept study lounges. Floor 9 provides senior student housing with fully furnished two-bedroom apartments.
This project was truly an “all hands on deck” endeavor, with nearly 90 tradesmen and women on site during the most active days of construction. With design decisions continuing to evolve while construction was underway, the project required flexibility, coordination, and a dedicated team from start to finish.
Simonson Construction served as General Contractor and proudly self-performed: demolition, sitework, foundations, interior partitions, doors and hardware, acoustical ceilings, finish carpentry, crane and rigging, and structural steel reinforcement.
Andrews Hall Dorm Renovation
Project Description: Simonson Construction partnered with Ashland University as their Design-build contractor for the Dorm Renovations of the 9,343 SF 1st floor space of Andrews Hall. Phase 1 work included transforming part of the space into 15 new air-conditioned dormitory rooms, community laundry facilities, 6 new pod-style resident restrooms, Student lounge with kitchen, RA designated Apartment and interior ADA ramp located in main lobby. Phase 2 work consisted of renovations to the existing public restroom in the main lobby and two large rooms that will serve as additional space for studying and student activities. The exterior of the building also received new windows, storefronts, and an ADA accessible ramp. The 1st floor dorm rooms will be home to Ashland University Woman’s basketball team. The project was completed in August 2026.
